The following chart demonstrates the Lexington HOA's responsibility for exterior dwelling maintenance repair and replacement. In event of conflict, the terms of the Declaration will control over this chart.

Maintenance, repair and replacement of roof underlayment of each Dwelling (felt and plywood) due to normal wear and tear. (Any structural maintenance, repairs replacement not included herein is the responsibility of the Owner unless otherwise covered by the Association’s insurance).

Maintenance, repair, and replacement of outside secondary water spigots, unless issue during owner using it.

Maintenance, repair, and replacement of exterior garage lights and yard lights
Maintenance, repair, and replacement of all structural components of the Dwelling including, without limitations, foundations, columns, joists, beams, supports, supporting walls, floors, and ceiling. Article 1 7(b) & Article III Section 14
Maintenance, repair, and replacement of exterior garage lights and yard lights.
Maintenance of lawn Article 1 Section 7(c)
Maintenance and utilization of sprinkler system within the Association.
Snow removal: walkways and Common Area walkways, and driveways and parking lot.
